The mortgage approval process with Crown Bank typically takes 2-4 weeks from application submission to final approval. This timeline includes credit assessment, property valuation, and documentation verification. Pre-qualification can be completed within 48-72 hours to give you an initial indication of your borrowing capacity.

What documents do I need for a mortgage application?

To apply for a Crown Bank mortgage, you'll need to provide:

  • Valid identification (passport or national ID)

  • Employment verification letter
  • Bank statements (3 months for non-Crown Bank customers; not required for existing Crown Bank customers)

Can I get pre-qualified before choosing a stand?

Yes! We strongly recommend getting pre-qualified with Crown Bank before selecting your stand. Pre-qualification gives you a clear understanding of your budget and demonstrates to our sales team that you're a serious buyer. What is the Phase 3 pricing structure?

Phase 3 introduces a tiered pricing model based on payment method:

  • Cash Payment: USD 75 per m² (full payment within 3 months of signing)
  • Instalment Plan: USD 85 per m² (50% deposit + 12-month payment plan, effective March 16, 2026)

Grace Period: Until March 15, 2026, all stands can be purchased at USD 75/m² regardless of payment method. The new USD 85/m² pricing for instalment plans takes effect on March 16, 2026.

What's the difference between cash payment and mortgage financing?

Cash payment requires a 50% deposit with the balance paid over 12 equal monthly installments at no interest. This option is ideal if you have substantial capital and want to avoid long-term debt. Mortgage financing through Crown Bank requires 30-50% down payment (depending on mortgage type) with the balance financed over 5-30 years at 18% annual interest. Mortgages are suitable for buyers who prefer lower upfront costs and longer payment terms, though total cost will be higher due to interest.

When do I receive title to my stand?

For cash purchases, title transfer occurs upon full payment of the stand price (after the 12-month payment period is complete). For mortgage-financed purchases, the property title is held by Crown Bank as collateral until the mortgage is fully repaid. However, you can begin construction and occupy your home immediately after the initial deposit and mortgage approval, subject to obtaining necessary building permits and approvals.

Are there any additional fees beyond the stand price?

Yes, in addition to the stand price (including VAT), you should budget for:

  • Legal fees for title transfer and conveyancing
  • Property valuation fees (for mortgage applications)
  • Life insurance premiums (for mortgage applications)
  • Estate levies and homeowner association fees
  • Connection fees for utilities (water, electricity, sewerage)
